Choosing the right windows for a London home

Style

Casement and awning windows seal by compression, which makes them the tightest choice on the west and north walls that take London's winter wind. Sliders cost less and suit basements and secondary rooms. Hung windows are the right look on older brick homes. Most houses end up with a mix. Glass

Look for ENERGY STAR certified windows: in Canada that means an Energy Rating of 34 or higher, or a U-factor of 1.22 W/m²·K or lower. Triple-pane glass is worth it on north and west walls and in bedrooms; double-pane Low-E with argon is fine for most south-facing glass. See double vs. triple-pane.

Frame material

Vinyl is the value choice for most London homes. Fibreglass costs more but handles black and dark frames on sunny walls better and lasts longer. Wood or wood-clad windows are usually expected on street-facing elevations in heritage districts. Compare them in vinyl vs. fibreglass windows.

Retrofit or full-frame?

If your existing frames are solid, square, and dry, a retrofit insert is faster and costs less. If sills are soft, frames are out of square, or the original installation was never flashed, which is common on London homes from the 1960s to the 1980s, a full-frame (brick-to-brick) replacement is the one that actually fixes the problem. Heritage districts and permits in London

London has several heritage conservation districts, including Wortley Village–Old South, East and West Woodfield, Bishop Hellmuth, Blackfriars/Petersville, Old East, and Downtown. In these areas, replacing street-facing windows generally needs a Heritage Alteration Permit, while storm windows and rear elevations have more freedom. Outside heritage districts, a same-size replacement normally needs no building permit, but an enlarged opening or new egress window does.

How much does window replacement cost in London, Ontario?

Published 2026 Ontario guides put a standard-size vinyl replacement window at roughly $500 to $1,200 installed, and a 12 to 16 window home at about $8,000 to $20,000. Should I replace all my windows at once?

Not necessarily. Doing a full elevation or the whole house at once lowers the per-window cost and gives a consistent look, but many London homeowners start with the windows that have failed or the walls that take the most weather, then do the rest later.

Can you install windows in the winter?

Yes. Windows are replaced one opening at a time, so each one is only open for a short period, and the sealants and foams used are rated for cold-weather application. Winter is often the easiest time to get on the schedule.

Do you install basement egress windows in London?

Yes. A finished basement bedroom needs a window with at least 0.35 m² of clear opening and no dimension under 380 mm under the Ontario Building Code. Cutting a new opening or enlarging one in a foundation wall needs a City of London building permit.
